Winners And Losers Across Wyndham
House prices across Wyndham have recorded mixed results in the latest quarterly figures released by the Real Estate Institute of Victoria (REIV), with some suburbs posting growth while others recorded modest declines.
The June quarter data shows metropolitan Melbourne’s median house price fell 3.1 per cent to $953,000.
Across Wyndham, Mambourin recorded the strongest quarterly increase, with its median house sale price rising 7.6 per cent to $710,000.
Williams Landing also recorded growth, increasing five per cent to a median of $940,000, while Wyndham Vale rose 0.4 per cent to $610,000.
Most other Wyndham suburbs recorded decreases during the quarter.
Hoppers Crossing declined 0.6 per cent to a median of $716,000, Werribee fell 0.4 per cent to $680,000, Tarneit dropped one per cent to $670,000, Point Cook decreased 1.7 per cent to $855,000 and Truganina was down 2.6 per cent to $672,000.
Manor Lakes recorded the largest quarterly decline in Wyndham, with its median house sale price falling 7.4 per cent to $630,000.

Wyndham Still Cheaper Than Melbourne Median
Quarterly figures were not available for Werribee South. However, the suburb’s annual median house price increased 23.2 per cent to $850,000.
Despite the mixed quarterly movements, Wyndham’s median house prices remain below the metropolitan Melbourne median across every major suburb except Williams Landing, which recorded a median of $940,000.
Wyndham Vale remained Wyndham’s most affordable suburb in the latest figures, with a median house price of $610,000, followed by Manor Lakes at $630,000.
Williams Landing recorded Wyndham’s highest median house price at $940,000, followed by Point Cook at $855,000 and Werribee South at $850,000 based on annual data.
The latest REIV figures show price movements varied across Wyndham during the June quarter, with three suburbs recording increases and the remainder posting declines of varying degrees.
