The key features of the proposal include:
– Rezoning: VicTrack plans to rezone part of the land south of the railway from Transport Road Zone (TRZ1) to Urban Growth Zone (UGZ11), facilitating residential development. Conversely, land north of the railway will be rezoned from Urban Growth Zone to TRZ1 to support ongoing railway operations.
– Subdivision: The land will be divided into two lots, with 4,628 sq m earmarked for future residential use, while 53,010 sq m will remain allocated to rail operations.
– Infrastructure Contributions: The proposal includes the application of Development Contributions Plan Overlay (DCPO13), ensuring that future development supports public infrastructure in the area.

The proposal aligns with Wyndham City Council’s long-term growth plans, contributing to the region’s residential expansion while ensuring necessary infrastructure and urban design considerations are in place. The site’s development is expected to integrate well with the surrounding residential communities and the Riverdale Precinct Structure Plan.

This planning move is seen as a step forward in managing the transition from transport to urban land in the Western Growth Corridor, ensuring that the site’s development will benefit from existing transport connections and contribute to the local economy.
