Tarneit And Truganina Lead Wyndham’s Growth Corridor

suburban sprawl in Wyndham

In short:

New PropTrack figures show Tarneit and Truganina posting solid annual price growth and rental yields well above the Melbourne average, while Williams Landing remains Wyndham’s most expensive suburb.

Steady Gains For The Growth Corridor

Tarneit and Truganina, two of Wyndham’s fastest-growing suburbs, have posted solid price growth over the past year, according to the latest PropTrack figures supplied through Barry Plant. Tarneit’s median house price climbed 3.85 per cent over the 12 months to April to reach $675,000, while Truganina recorded annual growth of 2.61 per cent to also settle at a median of $675,000.

Rental Yields Beat The Metro Average

For investors, the appeal extends beyond capital growth. Tarneit houses are returning an average rental yield of 4.11 per cent, while Truganina houses are yielding 4.16 per cent, both comfortably ahead of typical yields across metropolitan Melbourne. Median weekly rents sit at $541 in Tarneit and $551 in Truganina, reflecting continued demand from tenants drawn to the corridor’s newer housing stock and growing population, which now tops 56,000 residents in Tarneit alone.

Williams Landing Still Wyndham’s Priciest Suburb

At the top end of the market, Williams Landing remains Wyndham’s most expensive suburb, with its transport-oriented town centre and direct rail link continuing to underpin buyer demand. The suburb recorded a median house price of $940,000 in the latest REIV figures, comfortably ahead of every other suburb in the municipality.

Still More Affordable Than Melbourne’s Median

Despite the gains, Wyndham’s growth suburbs remain well below Melbourne’s metropolitan median house price of $953,000, continuing to draw first-home buyers and upsizers priced out of the inner and middle ring. With auction clearance rates sitting around 50 per cent and properties in Tarneit and Truganina typically taking 51 to 52 days to sell, agents describe the market as steady rather than frenzied, a pace likely to continue as the corridor’s population keeps climbing.
